The Granby Assessor’s Office has been preparing for the State Mandated Revaluation that is required every five years. The appraisal firm Vision Appraisal Technology has contracted with the Town of Granby to assist with its revaluation for Oct. 1. The company will be working with the Assessor’s office to make the 12- to 18-month process successful.

The revaluation is designed to eliminate inequities that may arise in assessments, as different properties experience appreciation or depreciation at varying levels over time. Its purpose is to value all property by similar standards at the same point in time, which allows everyone to pay taxes for essential community services on a fair and equitable basis.

As part of the process, the Assessor’s office has compiled a data mailer with information about each property from existing town records and previous house-to-house visits. These data mailers will be sent to property owners at the beginning of May.

To ensure accuracy of the final valuation it is very important that property owners take the time to verify the information, make any corrections on these forms, and return them as soon as possible. It is imperative to the success of this project that the Assessor’s office receive a 100 percent return of these data mailers.

New assessments will not be available until November. Once established, a notice of new values will be mailed to all property owners. All property owners will be given an opportunity to attend an individual informal hearing for the purpose of discussing any issue regarding the assessment process and valuation issues.

We thank you for taking the time to review this information as we feel an important part of any successful revaluation project is understanding the process and the cooperation of the property owners.

If you have any questions, please call the Assessor’s office at 860-844-5311. Your cooperation is greatly appreciated.
